You are entitled to obtain a housing loan for following purposes

  • Construction of a new house purchase of a block of land to build a house (maximum amount for purchase of land is 40% of the total loan amount)
  • Extension to existing house
  • Carryout a renovation of your house to suit you requirement
  • Completion of partly completed house

Amount of loan that can be obtained.

Up to a maximum of Rs. 100,000/- depends on the requirement and the repayment capability.

Annual interest rate 11%.

 period of repayment

Up to a period of 15 years.

Your basis eligibility to obtain a housing loan

  • You should have a genuine interest to complete the construction work of your house within Specific period and have to be collected all construction material.
  • Monthly income of you or your spouse should be equal or less than Rs.15, 000/= (employed or self employed personnel are entitled for lone. (this is not applicable in case of a repair or an addition to an existing house).
  • You should not own a house (this is not applicable in cases of a repair or an addition to existing house.
  • Your loan should be recoverable before you are over 60 years of age.
  • If you hare obtained previous housing loan from NHDA, it has to be fully paid back.
 

Security for Loans

  • For loans less than Rs.50, 000/= property bond or personal Security will be accepted.
  • For loans of more than Rs.50, 000/= property bond should be given as security.
 

Documents to be produced for obtaining a loan

Together with the application form that can be obtained from any NHDA district office at a cost of Rs.Rs.10/=

  • Grama Niladhari certificate

  • Affidavit

  • Bid bond

  • Guarantor's statement

  • Security bond.

  • If you are a permanent salaried employee, your salary particulars/ if you    a self employed, the income certificate issued by the Divisional Secretary.
  • If the guarantor is a permanent salaried employee, his/her salary particulars / if the guarantor is self employed, the income certificate issued by the Divisional Secretary.
  • Prove the ownership of land in which the house will be constructed.
  • Full title deed of the land or a long term land license issued by the Land Commissioner/District Secretary/Divisional Secretary under state Land ordinance or Land Development Ordinance.
  • If you don't have the full ownership of the land in which the house is constructed, an affidavit given by the owner granting you permission to build the house in that land.
  • If the land is jointly owned by several people, statements from the co-owners to the effect that they have no objections for you’re constructing a house in that land. 
  • In case of loans amounting to more than Rs.50, 000/= instead of property bond, a morgue certificate has to be produced.
  • House plan approved by the relevant local authority (for construction of new houses).  If there is a decision by the local authority that such approval is unnecessary, the letter issued to that effect.
  •  A photograph or a certified copy of the NIC of the loan obtainer.
 

Repayment of the loan

  • Your agreed loan can be repaid according to you ability within maximum payable period of 15 years.
  • If you require further information on this regard, you can obtain them from our District Manager or Technical Officers attached to each Divisional Secretariat
